AI Realty App, Inc.
1. Purpose
This Platform Disclosures document provides a general overview of AI Realty App, Inc. ("Ai Realty," "we," "us," or "our"), the services we provide, and important limitations regarding use of the Ai Realty platform.
This document should be read together with all other Legal Hub documents.
2. Software Company
Ai Realty is a software technology company.
Ai Realty develops independent workflow automation tools designed to assist licensed real estate professionals with transaction preparation, document workflows, review-ready transaction data, workflow management, and electronic signature delivery.
Ai Realty is not a real estate brokerage.
3. Not a Brokerage
Ai Realty does not:
- represent buyers;
- represent sellers;
- represent tenants;
- represent landlords;
- represent brokers;
- represent agents;
- negotiate transactions;
- supervise licensees;
- collect commissions;
- provide brokerage services.
Brokerage services are provided only by properly licensed brokerages and licensed real estate professionals.
4. Not a Law Firm
Ai Realty is not a law firm and does not provide legal advice.
Nothing within Ai Realty should be interpreted as legal advice, legal representation, legal opinion, legal strategy, or legal review.
Users should consult qualified legal counsel when appropriate.
5. Not an MLS
Ai Realty is not a Multiple Listing Service.
Ai Realty does not:
- operate an MLS;
- own MLS data;
- provide public MLS access;
- redistribute MLS inventory;
- resell MLS subscriptions;
- syndicate listings;
- operate an IDX website.
Any MLS-related functionality is optional and subject to applicable permissions, authorizations, agreements, and professional requirements.
6. Not a REALTOR® Association
Ai Realty is not a REALTOR® association, board, membership organization, licensing authority, or regulatory body.
Ai Realty does not issue licenses, memberships, certifications, or professional credentials.
7. Not a Title, Escrow, Lending, Tax, or Financial Company
Ai Realty does not provide:
- title services;
- escrow services;
- lending services;
- mortgage services;
- insurance services;
- tax services;
- financial services;
- investment advice;
- appraisal services.
Users remain responsible for selecting and coordinating third-party providers where required.
8. MLS Independence
Ai Realty can operate with or without MLS data.
MLS access is optional.
MLS data is not required to create, review, prepare, edit, route, deliver, or send documents through Ai Realty.
9. Forms Independence
Ai Realty may use Ai Realty platform transaction documents and may also populate supported Board & Association Forms, brokerage-provided forms, or agent-uploaded forms when available.
MLS-sourced disclosures and supporting documents, when available, are additional automated features and are not separately charged document-preparation services.
Supported Board & Association Forms are optional workflow inputs.
Brokerage-provided forms are optional workflow inputs.
Agent-uploaded forms are optional workflow inputs.
Ai Realty platform transaction documents are supported.
Ai Realty is not dependent on any specific form provider.
10. AI-Assisted Features
Ai Realty may use AI-assisted technologies to help organize information, prepare workflows, populate document fields, identify missing information, and improve workflow efficiency.
AI-generated content may contain errors, omissions, inaccuracies, outdated information, or incomplete information.
Users must review all outputs before relying upon them.
11. User Responsibility
Users remain responsible for:
- transaction decisions;
- document review;
- recipient selection;
- workflow approval;
- brokerage compliance;
- MLS compliance;
- legal compliance;
- tax compliance;
- professional obligations.
Ai Realty assists with workflow preparation but does not replace professional judgment.
12. Third-Party Providers
Ai Realty may integrate with third-party providers, including providers supporting:
- authentication;
- payments;
- electronic signatures;
- AI services;
- cloud hosting;
- analytics;
- workflow infrastructure.
Availability and functionality may depend on those providers.
13. No Guarantee
Ai Realty does not guarantee:
- legal sufficiency;
- transaction acceptance;
- signature completion;
- brokerage approval;
- MLS approval;
- compliance outcomes;
- transaction success.
14. Relationship to Other Policies
This Platform Disclosures document supplements and is incorporated into Ai Realty's Terms of Use, Privacy Policy, No Legal Advice Notice, Licensed Professional Notice, MLS & Brokerage Disclosures, AI Usage & Limitations, E-Sign Consent, and related Legal Hub documents.
