MLS & Brokerage Disclosures
AI Realty App, Inc.
1. Purpose
This MLS & Brokerage Disclosures Notice explains how AI Realty App, Inc. ("Ai Realty," "we," "us," or "our") interacts with MLS-related information, brokerage-related workflows, professional users, forms, and transaction preparation tools.
Ai Realty provides independent workflow automation software for licensed real estate professionals.
Ai Realty is not a Multiple Listing Service (MLS), REALTOR® association, brokerage, law firm, escrow company, title company, lender, tax advisor, or public property search portal.
2. Platform Independence
Ai Realty can operate with or without MLS data.
MLS access is optional.
MLS data is not required to create, review, prepare, generate, edit, route, deliver, or send documents through Ai Realty.
Ai Realty is not dependent on:
- MLS participation;
- MLS subscriptions;
- MLS data feeds;
- REALTOR® association forms;
- brokerage-provided forms;
- agent-uploaded forms.
Ai Realty supports independent workflow preparation using Ai Realty document templates and user-provided transaction information.
3. MLS-Related Functionality
Where available and properly authorized, Ai Realty may use MLS-related information to assist with:
- property identification;
- workflow preparation;
- field population;
- reduction of manual data entry;
- review-ready document preparation.
MLS-related functionality is optional.
Users may complete workflows without MLS data.
4. No Public MLS Access
Ai Realty does not:
- operate an MLS;
- provide public MLS access;
- operate an IDX website;
- provide public listing search;
- redistribute MLS inventory;
- syndicate MLS listings;
- resell MLS subscriptions;
- expose MLS data to consumers.
Ai Realty is not a listing portal.
5. Authorized Use Only
Where MLS-related functionality is enabled, users are responsible for ensuring they possess appropriate authorization.
Users remain responsible for compliance with:
- MLS rules;
- brokerage policies;
- data access agreements;
- participant agreements;
- subscriber agreements;
- association requirements;
- applicable laws and regulations.
Ai Realty does not determine whether a user is authorized to access or use MLS-related information.
6. Brokerage Independence
Ai Realty is not a brokerage.
Ai Realty does not:
- represent buyers;
- represent sellers;
- represent landlords;
- represent tenants;
- negotiate transactions;
- supervise licensees;
- collect commissions;
- approve transactions;
- provide brokerage services.
Ai Realty is not a participant in any transaction.
7. Professional Responsibility
Users remain responsible for:
- transaction decisions;
- brokerage compliance;
- MLS compliance;
- document review;
- disclosure requirements;
- recipient selection;
- signer verification;
- transaction approval;
- professional obligations.
Ai Realty assists with workflow preparation but does not replace professional judgment.
8. Forms and Documents
Ai Realty may support:
- Ai Realty platform transaction documents;
- supported Board & Association Forms;
- brokerage-provided forms;
- agent-uploaded forms;
- MLS-sourced disclosures and supporting documents;
- addenda;
- transaction-specific documents.
The paid document preparation service applies to the primary transaction document. MLS-sourced disclosures and supporting documents, when available, are additional automated features and may vary in source format, version, layout, formatting, and composition.
Ai Realty does not independently prepare or verify the content, currency, legal sufficiency, or form version of MLS-sourced disclosures.
Supported Board & Association Forms are optional workflow inputs.
Brokerage-provided forms are optional workflow inputs.
Agent-uploaded forms are optional workflow inputs.
Ai Realty platform transaction documents are supported.
Availability of forms may vary by jurisdiction, brokerage, association permissions, licensing restrictions, workflow type, and product configuration.
9. Third-Party Data Sources
Ai Realty may support workflow preparation using information obtained from:
- users;
- brokerages;
- MLS systems;
- public records;
- uploaded documents;
- third-party property information providers;
- workflow-specific integrations.
Ai Realty does not guarantee the accuracy, completeness, timeliness, or suitability of third-party information.
Users remain responsible for reviewing all information before approving documents.
10. No Guarantee of Availability
Ai Realty does not guarantee availability of:
- MLS integrations;
- MLS-related information;
- brokerage-provided forms;
- association-approved forms;
- uploaded document compatibility;
- third-party data sources.
Availability may change without notice.
11. No Endorsement
References to any MLS, brokerage, REALTOR® association, board, vendor, data source, software provider, form provider, or third-party service do not imply endorsement, sponsorship, partnership, approval, or affiliation unless explicitly stated.
12. Relationship to Other Policies
This MLS & Brokerage Disclosures Notice supplements and is incorporated into Ai Realty's:
- Terms of Use;
- Privacy Policy;
- AI Usage & Limitations;
- Licensed Professional Notice;
- Form & Document Template Notice;
- Document Responsibility Notice;
- Platform Disclosures;
- and other applicable Legal Hub documents.
If there is any conflict between this Notice and another Ai Realty policy, the more protective limitation of Ai Realty's role applies.
